First Year Warranty Inspection - Every new home is warranteed by the builder for the first 12 months. After that time period expires, the home owner assumes all responsibility for any repairs. Investor Inspection - also known as a Flip - This inspection is intended to give a brief overview to the professional investor so that he/she may be able to make an on the spot decision about whether or not the property is worth their time and/or money. This inspection is not intended to be a qualifying inspection for a home loan. The investors inspection gives the customer an idea about the functionality of the equipment located within and an insight to the basic structure of the property. Mold Testing - Mold testing requires planning and inspection of suspect site prior to testing. The samples are sent to an independent lab where they identify the mold-like substance for the home owner’s information.
